How this works. Hours per cleaning = square footage ÷ cleaning speed. Multiply by how often you clean (weeks are counted at 4.33 per month) to get monthly hours, then labor cost. Supplies, overhead and profit are layered on top, with profit reserved as a true margin — not tacked on after. The result is what the contract should bill every month to cover your real costs and still pay you.
Cleaning speed is the number people get wrong. A wide-open warehouse cleans fast; an office full of restrooms, kitchenettes and cubicles is much slower. If you've timed a similar building, use your real number in the sq ft/hr field — it drives everything else.
